Mostly owner-occupied, and it changes the work
Arlington is more owner-occupied than Somerville or Medford, and that shifts what people ask for.

Capes deserve a specific warning about pricing. The ground floor is straightforward, but the upstairs rooms usually sit under the roof — sloped ceilings, knee walls, dormer cheeks. That is cutting-in work rather than roller work, in low headroom, and it takes noticeably longer than the same floor area downstairs. A quote that prices an upstairs Cape bedroom like a ground-floor one is a quote that has not looked upstairs.
Colonials are more predictable inside and more work outside: two full stories of siding and trim, usually with a porch, which means staging and a real weather window.
East Arlington is a different street pattern
The blocks off Massachusetts Avenue in East Arlington are denser and carry more two-family property, closer in character to the Somerville streets a mile away.
The constraints there are the familiar ones: tenants, shared entries and stairwells, street parking. All manageable, all better handled at the estimate than on the first morning.
Color, and getting it right the first time
The most useful thing we can offer on an Arlington job is often an opinion about color, because most of these decisions are made once and lived with for years.
Two things worth knowing. New England north light is cool, and it will pull a warm white towards gray in a north-facing room — the sample that looked right in the store can look entirely different on the actual wall. And sheen matters as much as color: a flat finish hides an imperfect wall and marks easily, an eggshell cleans up and shows more. Older plaster usually wants the flatter end of that trade-off.
