It also means the housing stock is familiar. Somerville is one of the most densely built cities in the country, and that shows up in the work: narrow side setbacks, shared driveways, street parking that has to be planned around, and neighbors close enough that noise and staging matter.

What Somerville houses are actually made of

The city filled in largely between the 1880s and the 1920s, and the result is street after street of two-families and triple-deckers from that period.

For painting, three consequences follow.

Walls are lath and plaster, not drywall. Plaster is harder and more brittle. It cracks with seasonal movement — heating on in November, off in April — usually along the same lines every year. A crack that is skimmed with filler and painted will reopen next winter. Cut out, filled and feathered wide into the surrounding surface, it stands a far better chance.

There is a lot of original wood trim. Deep baseboards, window casings, paneled doors, stair balustrades. It is the best feature of these houses and it is also where most of the labor goes, because all of it is brush work. On trim that has been repainted a dozen times since 1910, the drips and build-up have to be sanded back first or the new coat simply records them.

Most of it predates 1978. That matters legally, not just practically: the EPA’s Renovation, Repair and Painting Rule regulates paid work that disturbs painted surfaces in pre-1978 homes, and Massachusetts runs its own certification program. Squares, and the streets behind them

Davis Square and Union Square get the attention, but the painting work sits in the streets behind them — Spring Hill, Winter Hill, the blocks around Ball Square and Magoun Square, and the denser grid of East Somerville.

Near Assembly Square the picture is different again, with newer condo stock where the walls are drywall, the trim is simpler, and the constraints come from building management rather than from plaster.

What actually makes painting here harder

Somerville is not a town where a crew turns up with ladders and an extension cord and knocks it out. The things that slow a job down here have very little to do with paint.

Parking. On most residential streets there is nowhere to put a van, and the space you used yesterday is gone by seven. That has to be planned rather than hoped for, and on exterior work it affects the schedule.

Setbacks measured in feet. Staging goes up in the gap between your house and the next one. Where that gap is narrow, the setup takes longer than the painting of that elevation does.

Neighbors who are right there. Windows face windows. Noise, dust and where the ladders land at the end of the day are real considerations, not courtesies.

A hundred years of previous paint. Almost every surface here has been repainted many times by many different people. Under the current color there is usually failed caulk, softened trim profiles and areas barely holding on. Finding that out at the estimate is much better than finding it out in week two.
