A town with more housing types than most

Cambridge is harder to generalise about than its neighbors. Within a couple of miles you get grand Victorian and Colonial Revival singles, mansard-roofed houses from the Second Empire period, dense workers’ two- and three-families, mid-century apartment blocks and a large stock of converted condos.

That variety is the thing to plan around. A Colonial Revival single near Harvard Square and a converted two-family off Central Square are different jobs with different constraints, and quoting them the same way is how estimates end up wrong.

Condos and the rules that come with them

A large share of Cambridge housing is now condo, much of it carved out of older two- and three-family houses.

Practically, condo work brings a second set of constraints that have nothing to do with painting: which hours the building allows work, how the common stairwell and entry get protected, where materials can be stored, whether there is a service entrance. Most buildings have a view on all of it.

Historic oversight is a real consideration here

Parts of Cambridge sit within historic district oversight, and in those areas changes to a building’s exterior appearance — including, in some cases, paint color — may need review before work begins.

This does not affect interior work at all, and it does not apply to every address. But it is worth checking with the Cambridge Historical Commission before committing to an exterior color change, because the approval is the homeowner’s to obtain and the timeline is not something a painter controls.

Kitchens, trim and the rest

The most common Cambridge inquiries we see are interiors: bedrooms and living rooms, stairways and landings, and kitchen cabinets.

Cabinets deserve a mention, because a great many Cambridge kitchens are structurally fine and visually dated. If the carcasses are sound and the doors close properly, repainting them costs a fraction of replacement and changes the room more than any other single job.
