A city of very different painting jobs

“Painters in Boston” covers a dozen different kinds of work. A South End brownstone, a Dorchester triple-decker, a Brighton condo and a Roslindale single-family have almost nothing in common beyond the city line.

Our Boston work so far includes Dorchester and Roxbury — the photographs on this page are from both.

Row houses and brownstones

The older core has the best interiors in the region to paint: high ceilings, deep original mouldings, plaster cornices, tall windows with generous casings.

It is also the slowest work, and the reason is height and detail. Cutting in a twelve-foot ceiling is not the same job as an eight-foot one, and original mouldings are brush work all the way. Anyone quoting a brownstone parlour at bedroom rates has not measured the ceiling.

These rooms are also where plaster repair matters most. Decorative plaster that has cracked along a cornice is worth repairing rather than filling flat, because the shadow line is the whole point of the detail.

Triple-deckers

Across Dorchester, JP and Brighton, the triple-decker is the defining housing type, and the work is the same shape as in Somerville: three stories, shared entries and stairwells, often tenanted, frequently painted a unit at a time.

The considerations are practical. Staging rather than ladders for the exterior. A stairwell that has to stay usable for everyone in the building. Access and timing arranged around tenants rather than around us.

Historic districts are a genuine constraint

Parts of Boston fall under architectural conservation district or landmark district oversight, and in those areas the exterior appearance of a building — color included — can be subject to review before work starts.

This does not touch interior work. But if you are planning an exterior color change on a building in one of those areas, confirm the position with the Boston Landmarks Commission first. The approval belongs to the owner, and the timeline is not something a painting contractor can shorten.

Buildings, access and parking

The Boston-specific constraints are rarely about paint.

Building rules decide when work can happen, how the lobby and elevator get protected and where materials can sit. Parking decides how a day actually runs — in several of these neighborhoods it needs planning.

None of it is difficult when it is known in advance. All of it is disruptive when it is discovered on the first morning, so it goes into the estimate conversation.

Boston is not one place

Each part of Boston has its own housing mix, and the painting changes with it. Here is how the work differs across Boston.

  • Brick and close quarters

    Charlestown

    Federal and Victorian row houses on narrow streets. Interiors are high-ceilinged and detailed; exteriors run into historic oversight.

  • Triple-deckers and Victorians

    Jamaica Plain

    A wide mix, from grand Victorian singles to dense triple-decker blocks. Good interior work and plenty of multi-family.

  • Triple-decker country

    Dorchester

    The defining housing type at scale — three stories, shared stairwells, often tenanted, frequently painted a unit at a time.

  • Brownstones

    South End

    The slowest and most rewarding interiors in the city: twelve-foot ceilings, plaster cornices, deep original mouldings. Not a job to quote at bedroom rates.

  • Rentals and turnover

    Allston & Brighton

    Dense rental stock on lease cycles. Turnaround work against fixed dates is the norm.

Painting Boston rental property

Boston multi-family work is mostly triple-deckers in Dorchester, JP and Brighton, plus condo buildings elsewhere. Either way the constraints are access, building rules and parking, and all three are easier handled at the estimate than on the first morning.

Which Boston neighborhoods do you cover?

Do you paint brownstones and row houses?

Interiors, yes, and they are excellent work — high ceilings, deep original mouldings, plaster detail worth taking care over. For exteriors on a row house or brownstone, see the note below about historic districts, because in parts of Boston the exterior appearance is regulated.

Our building is in a historic district. Can you still work on it?

Interior work is unaffected. Exterior work in a Boston architectural conservation district or a landmark district may need approval before it starts, and that approval is the owner's to obtain from the Boston Landmarks Commission. Worth confirming for your address before you commit to an exterior color.

Do you work in condos and apartment buildings?

Yes. Most Boston buildings have rules about working hours, elevator use and protecting common areas. Tell us what yours requires and it gets scheduled around.

Is parking a problem for a Boston job?
